Move to the Central CoastYour local guide with Molly Lannen

Relocating to California's Central Coast.

I help out-of-area buyers turn a broad idea of moving to the Central Coast into a focused home search. We start with your priorities and timing, then look at communities and neighborhoods that support the life you want here. Reaching out early gives us time to make a plan before you're trying to fit everything into a short visit.

Where should we start?

With a phone conversation. Tell me where you're moving from, your target timing and what matters most. We'll discuss your purchase budget, property needs and the questions you have about living here.

How do we choose a community?

We'll get specific. Land or a smaller yard? More privacy or closer neighbors? Walking to dinner or more space outside town? If schools matter to your search, we'll identify the information you need to confirm directly with the district.

Arroyo Grande is a good example of why this matters. A home near the Village and a property on acreage farther outside town can offer very different routines.

How do we make your visit useful?

After discussing your needs and wants, we narrow the neighborhoods and homes worth exploring. I often suggest planning two days of property tours so you have time to compare without trying to see too much in one day. We can also spend time around the places you would use in everyday life.

What happens when you go back home?

If a promising home comes up, I can arrange video walkthroughs and FaceTime tours to help you evaluate it from a distance. I've worked with buyers who visited once and did not return until after closing. Your own comfort level and the requirements of the transaction guide what can be handled remotely.

Who handles things locally during escrow?

I can help coordinate inspections, recommend vendors and arrange property access for agreed appointments or repairs. I can also discuss access for planned updates after closing. The scope and timing depend on the property and the arrangements we make together. Escrow can explain available signing options and any requirements that apply to your purchase.

What happens once I find a home?

We'll discuss the offer and next steps for that property. During the purchase, I stay engaged with contractual dates, inspections and communication with the lender, appraiser and listing agent. A plan helps us track what needs attention; individual timing still depends on the transaction.

Questions buyers ask

When should I reach out? As early as possible. We can build a game plan even while you're still sorting out your timing.

Do I need to choose a city first? No. Helping you compare communities is part of the initial conversation.

What does timing look like? That's entirely up to you! I have helped clients in as little as 30 days while some took 6 months plus. We will work around your timing however long that takes.

Can you guarantee a closing date? No. We can plan around your target date and closely track the process, but a purchase involves several parties and property-specific conditions.

Compare communities, read the remote-buying guide, or call me to plan your move.
