Move to the Central CoastYour local guide with Molly Lannen

How do I buy a Central Coast home while living out of the area?

Start with a conversation before you start scheduling showings. Define your purchase budget, timing and everyday priorities, then narrow the communities and neighborhoods you want to explore. I help buyers moving to San Luis Obispo County put those decisions in order so a visit here can be focused and the purchase can move forward with a clear plan.

What should I decide before visiting?

You don't need every answer, but a starting list helps. Think about your budget, target move date, space needs and the daily activities you want nearby. Tell me what is essential and where you have flexibility.

How do I narrow the communities?

We talk about the life you want around the house. Do you want more land? How close do you want to be to neighbors? Is walking to coffee important? Are there school details you need to research?

These questions help us compare places for concrete reasons. They also help us avoid treating every home with the same bedroom count as equally suitable.

Why look at neighborhoods before individual houses?

A house can meet your space needs while its location makes everyday life less convenient than you expected. In Arroyo Grande, for example, living near the Village and living on acreage farther outside town involve different routines.

Compare my guides to Arroyo Grande, Pismo Beach, Shell Beach, Grover Beach, Nipomo and San Luis Obispo. Use your next visit to evaluate the location as well as the home.

How do I make a short visit count?

After discussing your needs and wants, we narrow the neighborhoods and homes worth exploring. I often suggest planning two days of property tours so you have time to compare without trying to see too much in one day. We can also spend time around the places you would use in everyday life.

Can I keep looking after I return home?

Yes. When a home comes up, I can film a walkthrough or arrange a FaceTime tour. We can discuss what the video helps you evaluate and what you still want to see in person. The goal is to keep you informed without assuming a video replaces every part of an in-person visit.

What if I can't return during escrow?

We'll plan around the appointments and decisions that need attention. I can coordinate inspection access, suggest vendors and help arrange agreed repair appointments locally. For signing, we'll work with escrow to understand the options and requirements for your transaction. Being here can make it easier to revisit a home, but we can discuss how much of the process can be coordinated from elsewhere.

How do I plan around a deadline?

Share your timing early. Once you're purchasing a property, contractual dates, inspections and communication with the lender, appraiser and listing agent all need attention. I stay engaged with those steps, while recognizing that a transaction involves more than one person's schedule.

What if I'm not ready to buy yet?

That's a useful time to begin the conversation. We can talk through your questions and build a game plan while there's still room to make decisions thoughtfully.

Common questions

Do I have to know which city I want? No. We can begin with your priorities and narrow the search together.

Should I contact you before my next trip? Yes. Early planning helps us decide which areas and properties deserve your time.

Can I handle every part without visiting? That depends on the property, your comfort level and the requirements of the parties involved. We'll discuss arrangements and what you want to evaluate personally rather than assuming a fully remote purchase is suitable.

What's the first step? Call me and tell me where you're moving from and what you're hoping to find.
